Frequently asked questions
Straight answers to the questions we hear most. Can't find yours? Just ask — we're happy to help.
Buying
Absolutely. Every listing has a “Book a viewing” button where you can pick a time slot that suits you, including evenings and Saturdays. You'll get a confirmation straight away, plus a reminder the day before.
Can't make it in person? Ask for a live video tour — one of our advisors will walk you through the property on your phone.
Join our Early Access list. Subscribers receive new listings by email 24 hours before they appear on the big property portals — a real advantage in a busy market.
Tell us your budget, preferred areas and must-haves, and we'll only send you homes that actually fit.
We're not a lender, but we work closely with two independent mortgage brokers in Riverside. They compare offers from dozens of banks and can usually give you an agreement in principle within a few days — which makes your offer far more attractive to sellers.
The introduction is free, and you're under no obligation to use them.
Your dedicated sales progressor takes over. They keep solicitors, surveyors and lenders moving, and update you every week — even when the update is “nothing new yet”.
Along the way, we'll arrange a second viewing for measurements, chase any missing paperwork, and hand you the keys on completion day.
Selling & valuation
We work on a no sale, no fee basis. Our commission is only due once the sale completes. Photography, floor plans, the brochure and all portal listings are included — there are no upfront marketing charges.
You'll receive a written fee agreement before you sign anything, so you always know exactly where you stand.
Most homes we list in the Riverside and Oakhollow area go under offer within 4 to 8 weeks. From accepted offer to completion, allow another 6 to 10 weeks, depending on the buyer's mortgage and the legal work.
Well-priced homes with professional photos and a complete document pack consistently sell faster — which is exactly why we prepare both before your listing goes live.
Don't worry if you don't have everything to hand — we'll help you gather what's missing. The usual list is:
Proof of ownership (title deed or land registry extract)
Energy performance certificate
Floor plans and building permits for any extensions
For apartments: service charge statements and the last three years of owners' meeting minutes
Yes. Our market appraisal is completely free and comes with no obligation to list with us. One of our local advisors visits your home, looks at recent comparable sales, and gives you a realistic price range within 48 hours.
If you need a formal valuation for probate, divorce or tax purposes, we can refer you to a certified surveyor we trust.
We combine three things: recent sold prices of comparable homes on your street and in your neighbourhood, current demand from our registered buyers, and the specific features of your home — condition, layout, outdoor space, parking and energy rating.
We'll always show you the data behind our recommendation. We would rather give you an honest figure than a flattering one that leaves your home sitting on the market.
Renting & letting
Yes. Choose between two levels of service:
Tenant Find — we market the property, run viewings, reference tenants and prepare the lease.
Full Management — everything above, plus rent collection, inspections, repairs and a 24/7 maintenance line for your tenants.
